Terms and Conditions 23.06.13

We thank you for choosing to book with Little Gem Cottages and look forward to welcoming you.  When you make this booking you are entering an agreement with us.  Please read our Terms and Conditions of booking below.

A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.

Payment Conditions
For all bookings we require a deposit of 20% to confirm the booking.  You must make sure that this reaches us within 3 days of making the booking or we may be obliged to release the dates. We will send you an email or letter confirming the booking and letting you know the arrangements for the payment of the outstanding balance. The balance payment to be paid at least 6 weeks prior to your arrival date.  We reserve the right to cancel the booking if full payment has not been received by this date. For holidays which are to take place within 6 weeks of making the booking, the full balance is due on booking.

(a) By cheque or by electronic transfer.
(b) Details to be supplied in booking confirmation.

The price for the use of the accommodation includes Wi-Fi, electricity, central heating, bed linen and bath/kitchen towels.  (Please note that we can supply a cot/highchair by prior arrangement free of charge but we do not supply cot bed linen/towels.)  Also included are some initial household supplies.

Well behaved and house trained dogs are permitted BY PRIOR ARRANGEMENT at an extra cost of £5 per night per dog.  
We ask that you keep dogs off of the soft furnishings and please do not allow them to go upstairs.  Do not leave them unattended in the property and please make an extra effort to vacuum up all dog hairs before leaving.  Please exercise your dog away from the property and collect any dog waste for appropriate disposal.

Party size
Visitors are requested not to exceed the maximum number of people for which we supply beds/bed linen.  We reserve the right to refuse or cancel any booking that in our opinion may be unsuitable for the cottage concerned. Please make sure that the accommodation you book meets your requirements.

Smoking is not permitted at Corner Cottage.

Cancellation Insurance
Once you have booked your holiday our agreement is a legal contract and your deposit is non-refundable. If for whatever reason you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance. If you have already paid the balance and the property is re-let we will refund it to you.  Please note that your deposit is not refundable under any circumstances.  For this reason we strongly recommend that you take out cancellation insurance, which is inexpensive and can be obtained from any good broker.

Non-availability of Accommodation
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control.  We would attempt to offer you alternative accommodation - however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday.  Our liability would not extend beyond this refund.

Your accommodation will be available to you from 3.00 pm on the day of arrival, unless otherwise arranged. We ask that you telephone a few days prior to arrival to make arrangements regarding the keys. Contact details will be provided on confirmation of the booking.

Fire Safety
The persons responsible for the general fire safety arrangements within the property are Mark and Helen White. It is emphasised that the Responsible Persons are not responsible for any act or omission by guests that lead to a fire situation.  This includes but is not limited to the introduction of potential fire hazards or damage to the fire safety arrangements within the building.  
Please be ready to leave the accommodation by 10.00 am on the day of departure, unless otherwise arranged. We ask that you leave the cottage, as far as possible, in the condition that you would like to find it.  We reserve the right to make a charge if the cottage is left in an excessively dirty condition. Your right to occupy the property is limited to a right of occupation for holiday purposes and such right shall terminate at 10.00 am (or such other time as arranged) on the scheduled date of the completion of the holiday.

Damages and Breakages
Please take care of our property. You are responsible and liable for any breakages or damages that you cause to the accommodation or its contents.  Please report these as soon as they occur.  We do not normally charge for minor breakages, but we reserve the right to charge you for repair or making good if the damage or breakage is significant.
Please let us know about any problem with any appliance or fixture or fitting as soon as possible and we will do our best to remedy the situation as soon as possible.

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.
We (or our representative) reserve the right to enter any property at a reasonable time for the purpose of emergency maintenance or repair or any other need.

We want your stay with us to be enjoyable.  Nevertheless, should you have cause for complaint, please advise us immediately, and we will do our best to assist you. It is difficult to investigate complaints of any nature once you have returned home, and, therefore, it is unlikely that complaints can be accepted and investigated at the end of the hiring period or after you have departed.

Any data collected during the course of this booking may be kept on computer.
